Ingoing Contribution

Residency at Vimiera Village operates under a ‘loan licence’ agreement. The prospective resident pays an interest free ‘loan’ called the Ingoing Contribution, the resident then occupies the unit under a ‘licence’.

When the resident has to permanently vacate the village, the provisions of the agreement and the Retirement Villages Act apply. This provides for the refund of the ingoing contribution less the non-refundable deposit. 

Recurrent Charges

Vimiera Village is a resident funded village which means that costs associated with administering and maintaining the village are from the monthly recurrent charges payable by all residents. These fees are set in accordance with the villages operational budget.

Exit Fee

When leaving the village, the resident is required to pay a departure fee. This fee is also known as a ‘non-refundable deposit’. This is a flat fee and is the same no matter how long a resident occupies a unit at the village. This means there are no hidden costs or charges when a resident departs the village.

Yes. Once a resident decides they would like to move from an Independent Living Unit to the Assisted Living Complex, a ‘Deed of Transfer’ takes place. In the Assisted Living complex, the resident will get all meals provided, linen changed and cleaning done weekly.

Under the Retirement Villages Act, you have the right to terminate the contract within 90 days from the day you are meant to move in without any penalty. However you will be required to pay a rental fee for the amount of time you occupied the unit.

The units at Vimiera Village are owned by the operators. Under the ‘loan license’ agreement, the resident pays a sum of money and in return, gives them the right to occupy the unit.

No. As you are not purchasing the unit and you are entering into a ‘loan licence agreement’, no stamp duty is payable as the operator is still the owner of the unit.

Recurrent charges cover the below:

  • Staffing costs
  • 24-hour emergency call service
  • Government rates and charges
  • General insurance on units, community buildings, facilities, equipment and furnishings
  • Community electricity accounts
  • Repairs and maintenance to the exterior and interior of residents units, all community buildings, facilities, equipment and common gardens
  • Assisted Living recurrent charges include all meals, cleaning and laundry provision of linen and electricity

The operators are responsible for paying building insurance, council rates and the water rates. It is the responsibility of the resident to pay for their own content insurance.

Yes. Vimiera Village has both lock up garages and secure car spaces, subject to availability.

No. Pets are not allowed at Vimiera Village.
